A Note About Poinciana
Poinciana was established in 1972 when Gulf American Corporation bought nearly 50,000 acres of farmland and swamp southwest of Kissimmee. The first homes went up in 1973 around the Poinciana Golf & Racquet Club, marketed as a retirement destination for northerners looking to escape cold winters. The first family — the Sullivans — moved in that year, and Poinciana has been growing ever since.
Avatar Holdings (later AV Homes, now part of Taylor Morrison) took over development in the mid-1980s, and the community really exploded between 2000 and 2006 — growing over 400% in population. Today, over 70,000 people live here, making Poinciana larger than many actual cities. But it’s never incorporated. The Association of Poinciana Villages (APV) — the largest HOA in Florida — manages the nine original villages, while newer subdivisions like Bellalago and Solivita operate under their own associations.
The Poinciana Parkway (SR 538) opened in 2016 and cut commute times to I-4 and Disney dramatically. The SunRail station opened in 2018, connecting Poinciana to Kissimmee, Orlando, and points north. Valencia College has a campus here now. HCA Florida Poinciana Hospital sits right on Cypress Parkway. After decades of fighting for infrastructure, Poinciana is finally getting the services a community this size needs.
